Q. What would I have to do to get into real estate? Would I need money to buy and resell houses? Or can I sell for a company and make commission?


A. Hi Mr. Black,

Thank you for your questions. First step in getting into real estate in New York is taking a 75 hour Salesperson course. Individuals may take the state exam before, during, or after completing the 75-hour qualifying course. It is recommended that you first complete the course. You must be sponsored by a New York State Licensed real estate broker. The following link is one of many schools that offer the course, which, you may also take on-line. www.nyrei.com

Once you have completed the course, the next step is taking the state exam in order to do business as a licensed real estate salesperson. The following link pertains to the New York state law. Each state has their requirements. The Department of State of New York Real Estate Licensing.

When you pass the state exam, thereafter, you are duly licensed as a New York State Real Estate Salesperson. Usually, the company which sponsored you agrees to hire you. They should also explain their commission structure.

In response to needing money to buy and resell houses, I’ve attached a link offering steps in explaining the program known as ‘No money down’. This, however, has its fine print. You usually need closing costs in order to close on the house. "How to buy a house with No Money Down." For many first time home buyers there are programs to assist if achieving the American Dream. You may want to talk to your local Mortgage Lender. Here is a site that gives you more information on low down payment programs.

According to the New York Times, the Senior Vice President of Bank of America, which revamped its Web site to offer buyers more preapplication advice suggests, "Putting the right paperwork together up front really can save you some trouble at the end of the transaction. That paperwork includes tax returns, bank statements and pay stubs, all of which will probably have to be resubmitted as newer versions arrive during a process that can take up to six months, due to tighter lending standards."
